Conveyancing is the legal process of transferring property ownership — reviewing the agreement and title, conducting searches, arranging finance documentation, and completing settlement.
Reviewing the sale and purchase agreement, title search and review of registered instruments, LIM review, liaising with the lender, preparing and certifying transfer documents in Landonline, apportioning rates and other outgoings, and completing settlement.
Lawyers, and licensed conveyancers registered with the New Zealand Society of Conveyancers. Both are regulated; conveyancers have a narrower scope.
The cheapest quote is rarely the best value on an investment purchase. A lawyer who reads the cross-lease flats plan properly, spots the covenant, or notices the missing CCC saves you many multiples of the fee difference.
Tell your lawyer what you intend to do with the property. A title issue that is irrelevant to an owner-occupier can be fatal to a subdivision plan. They cannot flag what they do not know you are planning.
