Rentvesting

Rentvesting is renting where you want to live while owning an investment property somewhere more affordable.

The logic

It separates the decision about where to live from the decision about where to invest. Someone who wants to live in central Auckland but cannot afford to buy there can rent there and buy a higher-yielding property in a provincial centre.

The advantages

• Entry to the market at a lower price point
• Higher yields available outside main centres
• Location flexibility for work and lifestyle
• Investment property expenses are deductible; your own home's are not

The disadvantages

• No main home exclusion on the investment property for bright-line purposes
• Ring-fencing applies to any rental loss
• You are exposed to rent increases as a tenant and have no security of tenure
• Managing a property remotely requires a property manager, which affects yield
• Psychologically harder for many people than owning where they live

Common misunderstanding

It is not automatically better than buying a home. It is a genuine trade-off, and the maths depends on the rent you pay, the yield you achieve, and growth in both locations.

"Rent money is dead money" is a slogan, not an analysis — but so is the assumption that rentvesting always wins.
