First Pass is a first look, not the final word. A few honest limits:

HAIL is the Hazardous Activities and Industries List — council records of sites that have hosted an activity with contamination potential (old orchards, service stations, dry cleaners and similar). A HAIL listing doesn't mean a property is contaminated, but it's a flag worth raising with your lawyer and possibly a site investigation before you go unconditional.
Yes — it checks the property against council and LINZ flood zone and natural hazard records and flags anything that comes up.
Yes — that's one of the core checks. First Pass flags when the vendor named on the sale and purchase agreement doesn't match the registered owner on the title, which is worth resolving before you go further.
No. First Pass tells you what's worth raising and gives your lawyer a head start — the legal review itself still needs a lawyer.
