AILA is Property Club's AI portfolio manager. She reads every property, loan and valuation you connect, files the documents you forward her against the right property automatically, and flags renewals, rate changes and rent gaps before they cost you money.

She's not a chatbot bolted onto a dashboard. AILA is the layer that sits across your whole portfolio — the tracking, the filing, the watching — running continuously in the background so the admin most investors do themselves gets done without you touching it.

How it works

1. Connect your portfolio. Add each property once — address, loan details, valuation, tenancy. AILA takes it from there.
2. Forward what lands in your inbox. Rental statements, insurance renewals, finance letters, body-corp minutes — send them straight to AILA. She reads each one, works out which property it belongs to, and files it in that property's dashboard.
3. She watches the dates that matter. Fixed-rate roll-overs, insurance renewals, rent reviews, brightline dates, inspections — tracked automatically, without you setting a single reminder.
4. She flags what needs you. A renewal that's crept up 18%, a fixed rate about to roll to floating, rent sitting under market — surfaced with the numbers attached, before they cost you.

Who it's for

Anyone with a property portfolio who's tired of being their own back office. It matters most once you're past one property — juggling multiple loan renewal dates, insurance policies and tenancies by memory or spreadsheet is where most investors start dropping things. AILA is built to be the layer that never drops them, whether you've got two doors or twenty.

What it doesn't do

AILA is an analyst, not an adviser, and we built her that way on purpose. A few honest limits:

• She doesn't give financial, legal or tax advice. She reads records and flags things — the call is always yours, and big decisions should be confirmed with your accountant, lawyer or mortgage adviser.
• She can be wrong. AILA runs on large language models we don't control. No AI is guaranteed 100% correct, so anything material she surfaces is worth checking before you act on it.
• She never touches your money. AILA can't move funds, access banking logins, or process payments — nothing in Property Club works that way, ever.
• She doesn't replace your property manager. AILA tracks and flags; day-to-day tenancy management, inspections and maintenance still need a person — often one of our vetted Preferred Team partners.

AILA FAQ

What can AILA actually see?

Only what you give her — the properties, loans and documents you connect. That data isn't shared with the community or the Deal Room unless you choose to put it there. The only thing that ever leaves your portfolio is anonymised, aggregated statistics used to negotiate group rates — full detail in our Privacy Policy.

How do I actually send AILA a document?

Forward it to her from your email once you're a member. She reads it, matches it to the right property in your portfolio, and files it — no uploading, no naming conventions, no folders to manage.

Does AILA cost extra?

AILA's active portfolio management — the document filing and proactive flagging — is included with PC Executive ($50/month). Free and PC Essentials members get the portfolio dashboard and can try the AI toolkit with their credit allowance; see pricing for what's included at each tier.

Can AILA make mistakes?

Yes. She's right far more often than a tired human at midnight, but AI can be wrong, out of date, or occasionally miss something. Always check anything material before you act on it — that's not fine print, it's our AI Policy.

Will AILA ever ask me for money or my banking login?

No, never. No Property Club AI will ask you to transfer money, share a password, or "verify" account details in chat. If anything claiming to be AILA does, it isn't her — report it to security@propertyclub.nz.

Does AILA replace my accountant or property manager?

No. She's built to make you better prepared for those conversations, not replace them — she does the tracking and flagging, your professionals still make the calls that need a licence to make.
