How it works

Who it's for

Anyone with more than one property — or one property and a habit of losing track of what's due. Once you're past a single rental, memory and a spreadsheet stop being reliable ways to run a portfolio. Portfolio Tracker is built to be the version that doesn't drop things.

What it doesn't do

• It doesn't manage tenancies day to day. Tracker surfaces what's due — inspections, rent reviews, renewals — it doesn't chase tenants or handle maintenance. That's still a property manager's job, ours or your own.
• Portfolio value is an estimate, not a registered valuation. It's a useful running figure, not something to rely on for a bank application or a sale — get a registered valuation for that.
• It doesn't act on your behalf. It tracks and flags; paying a bill, renewing insurance, or actioning a maintenance request is still down to you or your property manager.
• It only knows what you've told it. A property you haven't added, or a document that was never forwarded, won't show up.

How do I add a property?

Enter the address, loan and valuation details once you're a member — takes a few minutes per property, and AILA takes it from there.

Where does the portfolio value come from?

Your initial estimate or most recent valuation, updated whenever you forward a new valuation, registered or otherwise, to AILA.

Does it track brightline dates automatically?

Yes — once a property's purchase date is in, its brightline window is tracked and flagged as it approaches.

Can I share portfolio access with my accountant or mentor?

Yes — you control what you share and with whom; nothing is visible to anyone else by default.

Is my portfolio visible to other members?

No. Your portfolio is private by default — nothing goes to the community or Deal Room unless you choose to put it there. Full detail in our Privacy Policy.

Does it replace my property manager?

No — it tracks and flags what needs attention; a property manager still handles tenancies, inspections and maintenance day to day. Find one through our vetted Preferred Team.

What happens if I sell a property?

Mark it sold and it moves out of your active portfolio view — the history stays available, it just stops being tracked for upcoming dates and renewals.
