The Deal Room is Property Club's peer-to-peer noticeboard where members share off-market finds, JV opportunities, and fund each other's deals — filterable by region, strategy and price band. It's not a listings site and Property Club isn't a party to anything posted in it: members deal directly with members.

Some of what shows up: an off-market rental before it's advertised, someone looking to fund a deal up to a set budget, a JV opportunity on a subdivision, a reno-and-hold listed by the member doing it. All posted by the members themselves, for other members.

The value is trust as much as access — everything posted comes from a real member of the club, not an anonymous account on a public forum, and the same membership that vouches for a poster is the membership you can ask questions of before you commit to anything.

How it works

1. Post a deal, or browse what's shared. Off-market finds, JV opportunities, reno-and-hold projects — posted by members, for members.
2. Filter by what matters to you. Region, strategy (buy-and-hold, trade, development) and price band.
3. Message the poster directly. Ask questions, express interest, start the conversation — inside the platform.
4. Run your own numbers before you commit. Take any Deal Room listing straight into First Pass the same as you would any other property.

Who it's for

Investors after deals that never make it to the open market, members with capital to deploy into a JV or syndication, and anyone looking for a partner on their own deal. It's built on the trust of a membership, not the anonymity of a public listings site.

What it doesn't do

• Property Club doesn't sell property, and isn't a party to any deal. The Deal Room is 100% peer-to-peer — we don't get paid by developers, and we don't clip a fee from what members do with each other.
• Nothing posted is vetted or guaranteed. Run your own due diligence on anything you see — First Pass works on Deal Room listings the same as any other.
• It's not a substitute for a lawyer. Any JV, syndication or co-investment agreement needs proper legal structure — get one before you commit money to a deal found here.
• It doesn't handle money. Property Club doesn't process payments or hold funds — anything financial happens directly between members, through the right legal and financial channels.

Does Property Club vet the deals posted?

No. It's a peer-to-peer noticeboard — always run your own due diligence and confirm anything material with a professional before committing.

Does Property Club take a cut of deals done through the Deal Room?

No — we don't clip your deals. It's a genuinely free noticeboard for members; how we make money is covered honestly in our pricing and FAQ.

Can I post more than one deal at a time?

Yes — post as many active opportunities as you like. Just keep listings current and take one down once it's no longer live, so other members aren't chasing something that's already gone.

Is what I post private?

No — a posted deal is visible to other Deal Room members (gated to paying tiers), so only share what you're comfortable disclosing to the membership.

Do I need a lawyer for a JV I find here?

Yes, always. Any co-investment or syndication needs proper legal structure — the Deal Room is where you find the opportunity, not where you formalise it.

Can I remove a listing once I've posted it?

Yes — take a listing down once a deal's under offer or you're no longer looking for a partner, so other members aren't chasing something that's already gone.
